A considered delivery.

Concept-stage mixed-use development across 2,141 m² of combined freehold — five levels above grade carrying a ground-level restaurant and reception, with ~26 residential apartments stacked above.

Reynolds Road is our most ambitious project to date — a five-level contemporary mixed-use building consolidating two adjoining freehold lots (Lot 5 DP 111472 at 707 m² and Lot 6 DP 111472 at 1,434 m²) into a single 2,141 m² development parcel on the southern edge of Pukekohe town centre. Concept design was completed by Gola & Associates in June 2023 under the Mixed Housing Suburban zone of the Auckland Unitary Plan.

The programme stacks a ground-floor parking podium beneath a Level 2 hospitality plate — restaurant, reception lobby, and an outdoor deck overlooking the street — and then three residential levels above. Levels 3 and 4 each deliver ten apartments (units 201-210 and 301-310 in the working set); Level 5 is set back to deliver a further five to six premium units. The current concept lands at approximately twenty-six residential units plus the hospitality offer.

Materially the building reads as crisp contemporary white modular volumes, broken up by full-height glazing, vertical timber screens and black powder-coated louvres to the southern elevation. Building height tops out at 8.0 m with minor compliance infringements being worked through with Council. The investment thesis is straightforward — Pukekohe is one of the fastest-growing satellite towns in the Auckland metropolitan area, and there is structural undersupply of mid-market apartments served by a walkable hospitality offer.
